Hidden among the secret valleys above Assisi, yet just 1½ km from the main road, La Capriola is a haven of peace and tranquillity. The views are quite lovely over sweeping grassy slopes dotted with ancient olive trees.

Assisi’s spectacular double Basilica of St Francis, 12 km away, has long been celebrated as the birthplace of the Italian Renaissance: here you will find frescoed masterpieces by Cimabue, Giotto, Lorenzetti and Simone Martini. In under an hour’s drive, you can get to Etruscan Bettona and Roman Spello, see the extravagantly decorated majolica of Deruta and sample the excellent wines of Torgiano and Montefalco - the latter justly called “The Balcony of Umbria” thanks to its magnificent views.

La Capriola is as handsome inside as out. On the ground floor there are two double bedrooms, each with king sized beds in wrought iron and antique brass. There’s also a twin bedded room and a smart, blue and white tiled bathroom with bath. There are wooden beams and terracotta floor tiles throughout. The owners cleverly put the bedrooms on the ground floor so they’d stay nice and cool in the hot summer days.

Upstairs, there’s a huge sitting room with dining area, a fully fitted kitchen with all mod cons, another smart bathroom with shower and a laundry room. Capriola means head over heels, which is the owners’ little joke as the sitting room has indeed somersaulted upstairs.

We’re sure you’ll be head over heels with La Capriola and its brilliant views.

We were in Italy for 16 days... the seven near Assisi at La Capriola were the highlight of our trip. Although the week was cool and rainy, we had sun everyday. The location of La Capriola was perfect. Walks along the country roads birdwatching, photographing flowers, and listening to the cuckoo birds were memorable. We did not venture far from La Capriola and Assisi the whole week. The Franciscan sites in and around Assisi were our main focus in the mornings. Afternoons were usually spent relaxing in the countryside. Evenings we prepared great meals with local produce, cheeses, and wine. Livia's was not missed, though. The beauty of the presentation, the freshness of the ingredients, and - most of all - the joy she had in serving us made this supremely memorable.

We found the accommodations fine. We had all we needed in the kitchen, but spent most time out in the garden. Thanks for planting such beautiful flowers and fresh herbs.

The house was very good and incredibly well organised with a superb outlook over the valley. We normally eat out a great deal when we are on holiday and although the property was very convenient for Assisi, we found that the kitchen was so well equipped and the terrace such a great place for eating that we stayed at home almost every evening. It was heavenly watching the fireflies and looking out at what we considered ‘Our Valley’. Having the bedrooms downstairs meant that they were quite a bit cooler at night and the fly screens throughout the property were wonderful.

We are always easily pleased. Just being in Italy is enough for us but we honestly could not fault this house. Thank you Summer’s Leases, you’ve given us another wonderful memory.

We had a great time at La Capriola! Check-in was smooth and the letter we got upon arrival explained everything very well. I have never seen a rental-house so well stocked and equipped. It was very clean and tidy and little notes everywhere explained the functioning of equipment etc. Everything worked!

La Capriola provided us with an exceptional Italian Country experience. We especially enjoyed its proximity to Assisi and dined in great nearby local restaurants, and toured old historical locations scattered throughout the region.

The accommodation far exceeded our expectations. The house is an old country residence that has been tastefully renovated and equipped. The house is spacious and comfortably accommodates 6 adults. We have recommended this location to our friends and family and will most certainly return one day ? only for a longer duration of time.

The directions to the house were very accurate, and we found the drive relatively easy from Rome. We arrived and met with the caretaker, Gina, and were provided with a mitt full of keys. The instructions and information package were very useful, we didn’t require our guide book. Fun indeed!

We were delighted with the accommodation and the setting. We thought every detail of comfort had been considered and provided even candles for the dining room. Bathrooms were beautiful, the whole property was immaculate. The considerate owners had stayed the week before us and had even left us some food supplies and a bottle of chilled prosecco. Lovely touches included the well stocked booze cupboard on a replace as you use it basis!

The house was absolutely delightful - just what I wanted and expected. The attention to detail was exceptional. Every complaint or niggle in the house book seems to have been dealt with and the there was little that could be done to improve the property. My partner John wanted to buy the house on the spot.

Having got to 50 I’ve never seen a firefly before so although they were mentioned in the house book we only got to see them on the Wednesday night and they are one of the most fascinating things I have seen. We ended up looking out every night just to see them. I know my granddaughter would have been enchanted and I know I could have passed them off as fairies.

We and our 2 daughters (12 and 10) loved our cosy bedrooms, eating in the garden and the whole house. It was a really comfortable and homelike base from which to explore Umbria.

The collection of guidebooks and recommendations was very comprehensive and helpful.
