Our Plain & Simple Booking Conditions

  1. What’s Included in the Rental Our price includes use of water, electricity, gas for cooking and hot water, cleaning before your arrival and linen (sheets, pillow cases, bathroom towels and tea towels) each week for the number of guests stated. You’ll also find a courtesy bar of soap and a toilet roll in each bathroom to get you off to a good start - naturally, you'll need to shop for further supplies as your holiday progresses. Where ‘domestic help’ is shown on the summary tab, this is provided for two hours a day for the number of days shown. There are no additional charges (other than air conditioning if not included and heating in the cooler months - see condition 14). Please note that a modest handling charge of 2% is added for sterling transactions made with Visa and MasterCard credit cards and 3% for American Express (this is less than they charge us!). UK debit cards (sterling transactions only) carry no additional charges. Rentals are charged in UK pounds except where stated on the price tab: the handling charge for euro transactions is 3% (credit cards only accepted). For your security, credit card details are not retained in any electronic form on any computer/server. For euro payments charged via Paypal, clients will be asked to submit their card details a second time when the balance payment is due as no card information is retained by Summer's Leases Ltd.

  2. Booking Dates Houses are usually let Saturday to Saturday. From October to March, arrival and departure dates can be more flexible.

  3. How to Book For houses with the logo, you can check availability and immediately book on line. Otherwise you need to submit a booking enquiry and as soon as you receive confirmation, you can book using: this secure form for properties priced in £ sterling (credit cards and UK debit cards accepted) or this secure form for properties priced in euro (only Visa or MasterCard credit cards accepted for the time being). Upon receipt of your form, we will confirm your booking and the date(s) on which the rent will be charged: if the booking is more than 8 weeks before your holiday, a 30% deposit is due with the balance payable 8 weeks before departure; if you are booking less than 8 weeks before your holiday, the full rent is due. Instructions for arriving at the house and obtaining the key will be provided upon receipt of the full rent. For your peace of mind and financial security, your payment will be held in a Trust Account administered by an Independent Trustee until the end of your holiday. Only then is it passed to Summer’s Leases.

  4. Arrival Arrival is usually between 5.00 and 6.00 pm to allow time for cleaning, unless a different time is shown on the summary tab. If you will be arriving later, please let us know as early as possible so we can tell the keyholder. Please note that arrivals after 9.00 pm are not usually possible.

  5. Departure Departure should be by 10.00 am. You are responsible for leaving the property reasonably clean and tidy as time is limited for preparing for the next guests, otherwise charges may be made for additional cleaning (see condition 12).

  6. Number of People Under no circumstances may more people stay at a property than the maximum number shown on the summary tab without Summer’s Leases' prior agreement and the payment of a supplement.

  7. Extra Domestic Help or Cook Can be provided at most houses where not already included: please enquire when booking.

  8. Free Welcome/Breakfast Pack (if shown) Where shown on the summary tab, you will find a simple snack with wine, a continental breakfast of croissants, jam, coffee, etc and tea and biscuits included in the price.

  9. Televisions TVs can usually be hired for sporting events etc for a small charge.

  10. Cancellations and Insurance Should you have to cancel, we will do our best to re-let your week(s) and give you a full refund less a handling charge to cover our costs. (If we have to discount the price in order to rent the period, we cannot refund the amount of the discount.) However if the week(s) should remain un-let, we will be unable to give a refund. For this reason, we ask you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a better property or a refund in full.

  11. Possible Problems In the unlikely event of a problem arising in Italy, you should first consult the House Book and follow its advice. If this does not solve the problem, you should contact our Italian office. We cannot accept complaints made after you have left the holiday property if we have not been told of the problem and given the opportunity to put it right. We make every effort to ensure properties are maintained to a high standard, however we cannot be responsible for power cuts, interruptions to mains water or similar problems clearly outside our control.

  12. Breakages, Damage etc You are responsible for all breakages or damage done during your holiday. Minor breakages (glasses, crockery etc) should be replaced before the end of your holiday. More serious damage rarely happens, but we have to protect our owners’ property so in making a booking you give us authorisation to charge your card for any breakages you cannot replace, damage to the property or furnishings or additional cleaning if the property is not left reasonably clean and tidy (see condition 5). All serious breakages or damage must be reported to our Italian office immediately to enable us to inspect promptly and ascertain responsibility.

  13. Houses with a Phone The cost of any calls you make should be paid in euro directly to the owner or keyholder before departure.

  14. Heating / Air conditioning The cost of air conditioning or firewood, gas or electricity for heating is usually not included in our price unless stated in the summary tab and should be paid in euro directly to the owner or keyholder before departure.
