Battistacci has been very cleverly restored to preserve every bit of its rustic atmosphere, but with the addition of all those little “luxuries” like plumbing and electricity, which the original owners, the contadini, somehow managed without!

The house sits snugly on the top of a little hillock so you go straight in on the first floor. The hall leads into a comfy sitting room which, like the rest of the house, has fine old oak beams in the ceiling and beautifully waxed terracotta floor tiles. The rooms exude character from every pore. The country kitchen has a fridge-freezer, dishwasher and gas cooker, as well as thoughtful additions made by a caring owner like an electric toaster, microwave oven and lots of pans and utensils. The rest of the first floor is taken up by a large, handsomely furnished double bedroom and a really huge bathroom.

The laundry room is on the ground floor with a separate outside entrance. A path winds from the front door to the various terraces, where the owners have spent many an evening admiring the glorious views over the valley below with a glass of chilled wine – and doubtless you will too!

Battistacci is just 5 km from the centre of Umbertide, with its Wednesday morning market, shops, banks and bustle. The superstrada running north-south between Tuscan Sansepolcro and Umbrian Perugia lies at a similar distance to whisk you away when tourism beckons. There are two neighbours, so you will be able to practice your Italian if they are in residence. However the pool and its terrace, being on the other side of the house, are completely private.

This is a genuine Umbrian farmhouse with no touristy glitz; just lots of space and comfort for lovers of togetherness. For honeymoons, anniversaries or just plain billing and cooing in the Umbrian sunshine, Battistacci offers all you could need - and if you like cats, there’s even one of them!

We wanted peace and quiet and we certainly got it. We loved the isolation of the place - it has such charm. It was hard for us to leave - I think we will come back. We spent most of our time at the poolside and the evenings on the terrace soaking up the last of the rays.

We quickly made friends with Chirri - she spent every night on the bed with us and we were very sad to leave her behind. We loved the amazing wildlife in the area and regularly saw Bee eaters on the telegraph wires down the road.

We had a splendid week in this luxuriously-appointed and very beautiful house, thanks. We didn't actually get to meet the cleaner, but could see that she did a very good job. In many ways, Umbria is more agreeable than the much busier Tuscany and Battistacci is very well located for day trips to the wonderful collection of medieval towns in the area. The owner's representative (Chirri the cat) was always good company.

We had a lovely time. We were looking forward to an opportunity to relax by ourselves, since were on our honeymoon, and the little cottage didn’t disappoint! We spent much of the time eating food & drinking wine that we bought at the well stocked Co-op, and relaxing by the swimming pool. We ate nearly all our meals either by the pool or under the pergola, and our own version of Bistecca alla Fiorentina that we cooked on the BBQ was as good as any restaurant! In the cottage itself were all the serving, cooking, and dining dishes & implements that we could hope for, and good quality mod cons. The bedroom & bathrooms were huge!
